Step 1: Online Calculator (5 minutes)

  • Preferred payment type (monthly annuity, lump sum, or a combination)

The calculator instantly shows you an indicative monthly annuity or lump sum amount. The calculation is anonymous — you do not need to enter any personal details.

Step 2: Non-binding Consultation (30-60 minutes)

After the calculator, you can request a free consultation. This takes place:

  • By phone or online (Zoom/Teams)
  • Or in person at your home

The consultant will explain:

Step 3: Property Valuation (1-2 weeks)

Based on the expert report, HomeGrif presents you with a binding offer containing:

  • Market value of the property (per the report)
  • Monthly annuity amount or lump sum payment
  • Lifetime residency terms (vecne bremeno doziti)
  • Earlypass terms (heir protection for the first 5 years)

You can review the offer at home in your own time. We recommend discussing it with your family and, if you wish, with your own lawyer.

Important: There is no time pressure to decide. The offer is valid for 30 days.

Step 5: Notarial Deed and Land Registry Filing (1-2 weeks)

After accepting the offer:

  1. Notarial deed — the contract is executed as a notarial deed (notarsky zapis), which provides the highest level of legal protection
