Step 1: Online Calculator (5 minutes)
Start with the online calculator. You enter:
- Your age (from 50)
- Estimated property value
- Preferred payment type (monthly annuity, lump sum, or a combination)
The calculator instantly shows you an indicative monthly annuity or lump sum amount. The calculation is anonymous — you do not need to enter any personal details.
What you get: An indicative idea of how much you could receive from your property.
Step 2: Non-binding Consultation (30-60 minutes)
After the calculator, you can request a free consultation. This takes place:
- By phone or online (Zoom/Teams)
- Or in person at your home
The consultant will explain:
- The exact terms for your situation
- Differences between payment types (monthly annuity vs. combined)
- Legal protection (lifetime residency right / vecne bremeno doziti)
- The heir protection programme (Earlypass)
What you need: Just a rough idea of your property's value. No documents.
Timeline: Within 1 week of your request.
Step 3: Property Valuation (1-2 weeks)
If you decide to continue, HomeGrif arranges an independent valuation of your property by a certified appraiser.
- The appraiser visits the property in person
- They assess the condition, location, layout, and market value
- They prepare an expert report (znalecky posudek)
Who pays: HomeGrif covers the valuation — it is free for you.
What you need: Allow the appraiser access to the property.

Step 4: Offer and Legal Review (1 week)
Based on the expert report, HomeGrif presents you with a binding offer containing:
- Market value of the property (per the report)
- Monthly annuity amount or lump sum payment
- Lifetime residency terms (vecne bremeno doziti)
- Earlypass terms (heir protection for the first 5 years)
You can review the offer at home in your own time. We recommend discussing it with your family and, if you wish, with your own lawyer.
Important: There is no time pressure to decide. The offer is valid for 30 days.
Step 5: Notarial Deed and Land Registry Filing (1-2 weeks)
After accepting the offer:
- Notarial deed — the contract is executed as a notarial deed (notarsky zapis), which provides the highest level of legal protection
- Recording the lifetime residency right in the Land Registry (katastr nemovitosti) — your right to live in the property is legally enforceable against anyone
- Transfer of ownership to HomeGrif
Notarial fees are paid by HomeGrif.

- Be present at the notary (or authorise a representative)
Step 6: First Payment
After the Land Registry filing is complete, you receive:
- A lump sum payment (if you chose combined or lump-sum mode) — to your bank account within 5 business days
- Your first monthly annuity — from the month following the registration
From this point on, you receive a regular annuity every month for the rest of your life. The annuity is fixed — it does not change, does not depend on interest rates, and is not affected by property prices.
